Roof Inspection

  • 10 Point Checklist

This commercial roof inspection checklist consists of what a professional inspector will look for during an evaluation; clean debris, inspect for ponding water, look at the flashing, check the field for any cracks or tears, inspect terminations in parapet walls, check the edge detail, inspect roof surfaces, check the gutters, look at your downspouts and prepare a detailed report.

  • Visual

Our site inspector will begin the inspection by identifying the type of material used and the approximate age of the roof surface. The inspection will point out any deficiencies in these areas that need repair.

  • Core Analysis

Site Inspector will collect a small core sample of your current roof system. The process includes removing a portion of the roof membrane and insulation layers to ascertain the composition and condition of roofing system components. After evaluating the core sample, each sample site will be sealed watertight to prevent any further damages.

  • Infrared Scan

Detect presence of moisture in low slope roofs. Our infrared equipment identifies temperature differences which are not visible during our 10-point inspection. These temperature differences allow us to see where moisture exists.

  • Drone Inspection

Mainly used for a steep slope roof, inaccessible areas, and reducing the risk of a site inspector falling through a poor condition roof.

  • Budget or Condition Report

Easy to read roof analysis report containing the estimated age, anticipated remaining service life and long-term budget analysis to assist with your future financial planning. Each report is accompanied with photo documentation of existing conditions and a detailed CAD drawing of the roof displaying the location of problematic areas.
